Since 1 May 2026, landlords in England raising the rent on an assured periodic tenancy use the section 13 process and Form 4A. The hard part is the start date, which must meet three rules in Note A of the form: two months' notice, 52 weeks since the last increase (or since the tenancy began), and a start at the beginning of a tenancy period.
